Giants Ridge® Unveils Master Plan: A 10-Year Vision

Iron Range Resources and Giants Ridge resort stakeholders today unveiled a 10-year master plan for the Giants Ridge Recreation Area, which holds the potential of unprecedented residential and commercial growth for the eastern end of the Mesabi Range.

The master plan envisions a mountain top village with 300 new units; a base resort village with 340 new units; a water park; additional lodging; an ice skating rink; single family homes, lakeshore and lake-access lots ranging from ½ to 10 acres; fractional ownership properties; multi-family housing; parks and beaches; and public and private boat landings.

The master plan contemplates investments approaching one billion dollars over the next decade. Annual economic impact to surrounding communities could exceed $50 million by 2010, and upon full build out, annual tax revenues to local governments could exceed $10 million.

The plan is the result of months of discussion among all of the Giants Ridge resort stakeholders including Naterra Land-Voyageurs Retreat, The Hartford Group-The Cottages at Giants Ridge, Koch Building Development-The Lodge at Giants Ridge, Villas at Giants Ridge, Lake Villas at Giants Ridge, The Woodlands at Giants Ridge, Giants Ridge Golf & Ski Resort and Iron Range Resources. “We are excited to unveil this master plan today,” said Sandy Layman, Iron Range Resources Commissioner. “It represents a superb collaboration between public and private players, a combination of individual hopes and dreams into a common vision.”

The Jack Johnson Company of Park City, Utah molded the stakeholder group’s thoughts into the working master plan, which will be realized over the next 10 years in several phases. All of the components of the master plan are integrated into the landscape so that the integrity and beauty of the natural resources surrounding the resort are both preserved and enhanced. “The Master Plan leverages the existing natural and man-made amenities in the area and will create even more opportunities for recreation and connecting to nature,” said Paul Essler, Executive Vice President of Naterra Land.

“The unveiling of the master plan marks a definite turning point for our resort and its thousands of visitors,” said Linda Johnson, Giants Ridge Golf & Ski Resort General Manager. “Our customers, residents and local citizens will be able to choose from a multitude of recreational and family activities besides skiing and golf, including dining experiences, entertainment and retail opportunities.”

The Giants Ridge Recreation Area is comprised of 10,000 acres of lands owned by both public and private parties. Iron Range Resources owns over 1,600 acres, and the master plan is built on the premise that the agency will sell land parcels to private parties who will drive future development.

“Our agency will be diligent and prudent in the selection of developers in order to protect the character and reputation of the Giants Ridge area,” said Layman. “The agency’s role will focus on oversight and land sales, as well as our continued operation of the golf and ski amenities that form the centerpiece of a growing resort community.”

“This master plan to be unveiled today could not have been created without the time and expertise contributed by Giants Ridge resort stakeholders,” said Commissioner Layman. “Their devotion to the success of Giant Ridge proves them to be exceptional partners. Their willingness to share their input has been key to developing this master plan, and their continued participation will be key to realization of our collective vision for the future.”

Giants Ridge also has recently transformed its Master Association so it may play a greater role as a governing body, and association members will come from all resort entities, both residential and commercial. “I am confident that the new Master Association will provide a forum in which our resort partners will be able to work together effectively to achieve common goals,” said Linda Johnson.
